Mitigation credits don't trade on an open exchange. Availability is local, prices are private, and eligibility is driven by geography. Here's how a transaction actually comes together.
Unlike a stock, a mitigation credit is tied to a place and a resource type. That makes the market fragmented: a credit that's perfect for one project is useless for another a county away. Understanding the mechanics saves weeks on a project timeline.
1. Match the impact to a service area
Start with the impact: what resource (wetland, stream, buffer, nutrient), how much, and in which watershed (HUC). Only banks whose approved service area covers that HUC — and that hold the right credit type — are eligible. This single filter eliminates most of the market before price ever enters the conversation.
2. Check real, released availability
A bank listed as "active" may still have zero sellable credits if nothing has been released, or if recent withdrawals cleared its balance. Always work from the current released-and-available number, not the bank's total approved credits.
3. Understand what moves price
Prices aren't public, but they follow supply and demand within a service area. When local availability is thin relative to demand — few banks, low balances, high years-of-supply pressure — prices firm. Credit type matters too: stream credits, nutrient pounds, and wetland credits each trade on their own local curve.
4. Contact the sponsor and reserve
Once you've shortlisted eligible banks with real availability, you contact the sponsor directly for a quote and to reserve credits. Reservations matter in tight markets — availability you saw last month may already be spoken for.
